Bally Studios Long Term Rental options
As well as renting our studios out by the hour, you can also rent them by the week, month, or even for years at a time, depending on availability.  Here's the prices, which differ based on how big the room is, (the bigger the room, the more expensive) how much you want to use it, and the time that you want to use it.   If you're able to take the slots that are usually harder for us to book bands in for, off peak times, then you'll get them greatly discounted on the basis that we likely won't be turning sessions away from your booking.  If you want to use the studios in peak times as well then we'll need to charge more, as this booking would mean we can't make extra bookings during our busiest times.  

These rates are FULLY inclusive. No added tax, charges, no extra fees to hire any equipment, (PA system, drums, amplifiers, stands, cables, etc), parking is free, free WiFi, storage included (if it's available, best to check with us), no extra bills at all.  The prices you see here are what you'll pay. We are based within a dedicated business centre with on-site cafe, toilets, security, free Wifi, and everything else you can expect from a rehearsal studio that’s been established for 32+ years, and has been used by 1000+ bands in that time. 

 

Full time rental.

24/7 Access, the studio is exclusively yours, all month long.  Rehearse for as long as you want to, whenever you want to.  This price is more expensive as we need to factor in that we can't rent it out to other bands. You're welcome to share this rental with other bands if you want to.

Off peak rental - Monday to Friday, 8am - 6pm.
 
You have full access to the studio in the times that are usually less busy for us, between 8am - 6pm, Monday to Friday.   Up to 50 hours a week, or 220+ hours a month. You need to be out of the studio by 6pm, with all of your gear packed away so that we can then clean the studio and rent it out to a band in the evening/weekend slot. With this option we can still book bands in for our peak times in the evening or on the weekend, so the rental costs is much less.

Here's the finer details, in a nutshell:
 
- You're given the keys to your studio so that you can come and go as you please. 
- Staff members won't always be present at the studios to help you. Part of the reason that the sessions cost so much less is because we don't need to pay staff costs during your sessions. However, they'll always be a phone call away, and there'll be spares provided and extensive help given in advance to make sure that you get the most out of your sessions. 
- A security deposit of one months' rent is required, which will be returned at the end of the contract when we take back the studio, minus any direct costs that we have as a result of damage to the studio. 
- We take a scan of a passport of the designed band member, as extra security. 
- We then give you a contract with the terms and conditions of the studios, which we'd be happy tosend ahead of time for you to read over. 
- If you want to share the studio time between other bands then you're free to, but the rental contract is with one person/band who pays the hire fee in full and are responsible for the studios, and then they can arrange sharing the studio with other bands. We can't have a situation where we're chasing multiple bands for multiple payments.  Part of the point of long term rental is that we get a bit less money for a bit less work, and chasing multiple bands for multiple payments both creates work, and makes everything more complicated for us, in which case we may as well rent them out by the hour for more money. 
- All damages and breakages must be paid for at a fair rate so that the room is returned in a condition that would be expected after your rental.  We will factor in normal wear and tear, of course, so if you're in a studio for 6 months, we won't act surprised when the room has had 6 months of use and things need to be serviced.   Over time carpet will get worn away, light bulbs will blow, things will get used, that's all completely expected.  We don't expect the room to be returned to us in exactly the same condition, we know we'll need to spruce it up a bit.  Washing the carpets, cleaning walls, repairing a few stands here and there, that's part of our job, and bands will never be penalised for this wear and tear.  We will only charge for excessive and unexpected damage, like if a door has been ripped off the wall, or things smashed up. We won't make a profit from it, we'll only bill for the cost for repair. 

How to pay for your sessions. 

- As you can see from the rates above, the longer the rental period, the cheaper the monthly rate becomes.  Your booking needs to be paid in advance for the entire duration of your booking if you want to pay the cheapest rate from the start of your rental period.  If you later want to extend your booking, a discount will be retrospectively applied to the time you've already paid for if the new length of the overall booking reduces the monthly rate, so you will never end up paying more than you need to. In that scenario you'll pay more per month in the earlier months, but you'll get that money back in the later months of the rental as credit.   
Here's how that works in practice.  Let's say (for example) that a room was £500 a month when booked for 12+ months, £700 a month when booked for 3+ months, and £800 a month for 1-2 months.  If you book for 12+ months you'd need to pay for the whole booking in advance to get it at the cheapest price, as the whole point of the cheaper rate is that you're committed to taking the room for this entire period.  In return for paying in advance you get a cheaper monthly rental, and we have 12 months of payment in the bank, and don't need to worry about booking sessions in for that time.   Without you paying for the whole rental period in advance there's nothing to stop a band pretending that they want to book for 12+ months, pay the first £500 for the first month, and then walk away from the booking at the end of the month.  In that case they'll have got the 1 month stay for £500, much less than the £800 they were meant to pay for a one month rental, and we're left with the bother of chasing up the band and suddenly looking for new bookings for the studios.  For this reason if you want to get the £500 a month price, you'd need to pay for the 12 months in advance. 
However,  we know how tough that can be, so we also have another option that protects both parties.  If you want to rent the studios for 6 months, but you want to pay for the studios as you go, one month at a time, then as you're only paying one month in advance, we'll charge you the 1 month price, which in this example is £800 for the first month.  When the time comes to pay for the second month you'll pay another £800, so you're paying the 1-2 month rate as you've only paid for 2 months.    By now you've paid £1,600 for the first two months.   If you then booked a 3rd month your rental period has now gone into the 3+ month duration, which is slightly less at £700 a month,  so the whole first 3 months (including the time you've already paid for)  will now be retrospectively charged at £700 a month, which is £2,100 for the first 3 months.    You've already paid £1,600 for the first 2 months, so you'll now receive a £100 credit for each of the first two months, and in this example you'll pay an extra £500 for the 3rd month, which is the difference between what you've already paid for the first 2 months,  £1,600, and what you would have paid by paying for 3 months in advance at the 3+ month rate. 

Likewise, if the price of the 12 month rental is £500 a month, that's £6,000 in total, so when you pay your 8th month at a rate of £700 per month, by now you'd paid £5,600 in total, £700 per month, for 8 months. On your 9th month you'll then pay £400, and the entire £6,000 that you've paid will be turned into a 12 month, £500 per month contract, so you won't pay anything for the 10th, 11th and 12th month.   This way a band will NEVER pay more over the whole rental period than they would have in advance, and if a band suddenly cancels their rental we never need to chase a band up for payment for months that they've skipped out on, since they're always paying at the correct rate for their current rental duration.  


 

 

Overnight rental 8 hours a day, 12:00am - 8:00am,  7 days a week. 

If you're a night owl, you can also rent out studios overnight, between 12:00am, Midnight, and 8am, all week round. This offer has only ever been taken up by 2 bands, way back in 2007-2009, and it won't work for the majority of bands out there, but still, if it's something that can work for you then let us know.  As you can see, the rates are super cheap, working out to be about £40 a week for our bigger studios, or £35 a week for the smaller studios, for 56 hours of availability each week.   Less than £1 per hour, including the hire of backline equipment.

Storage facilities.

- Storage is available for free for all bands, depending on availability. 
- For bands that do the 24/7 rental period there may be extra storage facilities available in our communal storage room for extra cases and equipment that you don't need to use all of the time. Please check with us for availability.     
- If you're renting the studios in the off-peak times then you'll leave your equipment in the room at the end of the session and we will put it away when we come in to set up the studio for the band rehearsing in the evening/weekend. We will then get it out of the storage unit after the other bands have been in and put it in the middle of the room for when you come in for your next session, so it'll be sitting there waiting for you when you get into the studio.  We do this as we can't allow bands to have access to the communal storage area that the other bands store their equipment in, for security reasons.  


Typical uses for 24/7 lockouts/partial off-peak studio rental.

90% of the bands that have rented our studios on a long term basis have been professional bands that needed to get ready for a tour or who wanted to write their new album in the studios, as a collective.  We're very proud to have had Mercury Prize/Polaris Prize nominated bands use our space, but there's many other scenarios that benefit from long term rentals. 

Record labels/a collective of bands. 

 
A record label based in London with 8 or more bands signed to it could rent a studio on a 24/7 basis and split up the day the following way

Slot 1 - 9am - 1pm. 
Slot 2 - 1pm - 4:30pm. 

Slot 3 - 4:30pm - 8pm. 
Slot 4 - 8pm - 11:30pm

4 slots a day means 28 slots a week, or 3.5 sessions per week, per band.  This would allow 8 bands to have 4 rehearsal sessions one week, and 3 sessions the next week on a rotating basis.  All 8 bands could have 15 rehearsal sessions a month each for as little as £825 a month in total, or just over £100 per band, per month, in one of the most expensive cities in the world. 

 Recording Engineers/Producers. 


 Many people want to start recording bands and have the expertise and the computer/microphones to do it, but can't afford the tens of thousands of pounds needed to soundproof their studios, so why not rent a studio long term instead?   2 sound engineers who hire a room between them can hire a studio for as little as £825 a month, with them each taking it for a week in turns.   While sound engineer A is recording a band in the studio for a week, sound engineer B can be in their home recording studio, editing and mixing their previous weeks recording. The following week they can swap over, with Sound Engineer B going into the soundproofed studio whilst sound engineer A goes to their home set up to mix the music that they recorded the previous week.  They each alternate between recording and mixing on alternate weeks.  Such an approach would allow each of them to have 26 weeks of studio rental for £4,950 a year, or £190 a week for the weeks that they're in the studio, only paying for the weeks that they're using our soundproofed studios.  Charging a rate of £2,000 to for 14 days to record/mix an album would mean keeping more than 90% of the fee you charge the band, with less than 10% of the fee going to pay for the actual studio space it was recorded in - a relatively small part of your income, with no huge up front soundproofing costs.  

Music lessons.

If you're a music teacher, and especially if you're a drum teacher that needs soundproofed studios, renting our studios during the off-peak hours of 8am - 6pm could allow you to pay as little as £245 a month for a studio to operate your classes from, for an average of just under 22 days of use a month, for a daily rate of just over £11 per day.  A drum teacher with 30 students doing 4 lessons a month for £100 per month could also keep over 90% of the money that they charge their students, with less than 10% of the money that they charge to their students going to pay for the studio hire and the use of x2 drum kits.   Your students can rehearse on professional drum kits in professional soundproofed and acoustically treated studios, and you can leave us to deal with the rent, bills and business rates of running a studio, as well as making sure that things are well maintained.
